  • You can book your stay by contacting us directly via email or telephone. Selected properties are also available through Airbnb, but we always recommend booking directly where possible so you can discuss availability and your accommodation with us before booking.

  • Yes. Eden Valley Breaks is open all year round, making it the perfect destination for spring, summer, autumn and winter countryside breaks.


  • Yes - there is a Minimum stay of 2 nights all year around.

  • Payment for direct bookings is made securely online. 


  • Yes. A non-returnable deposit of £150 secures your booking.

Booking Your Stay


  • For all properties, check in is from 3pm and check out is at 10 am.

  • Yes. Guests are sent directions before they arrive, as satnavs can become unreliable when approaching our rural location.

  • Yes. If you have any questions before your visit, we're always happy to help. Simply contact us before your arrival and we'll do our best to answer any questions.

  • Eden Valley Breaks offers six self-catering holiday properties, including The Barley Mow, The Steading and the Fisherman's Walk cottages.

  • The Barley Mow is particularly popular with families thanks to its flexible sleeping arrangements and spacious layout, while all of our accommodation offers access to the estate's outdoor facilities.

  • Yes. All accommodation at Eden Valley Breaks is self-catering, giving you the flexibility to enjoy your holiday at your own pace.

  • Yes. Dogs are welcome at Eden Valley Breaks, and guests also have access to a large secure dog run throughout their stay.

  • Yes. Guests have exclusive access to private coarse fishing on the estate, along with a beat on Croglin Water for fly fishing.

  • Yes. Fast WiFi is available throughout your stay.

  • Yes. Free on-site parking is available for guests.

  • Yes. EV charging is available on site.

  • Yes. Fresh towels and bedding are provided as part of your stay.

  • Eden Valley Breaks is located at Crossfield Farm, Staffield, Kirkoswald, Penrith, Cumbria, CA10 1EU, offering a peaceful countryside setting within easy reach of the Lake District.

  • Our accommodation is located in the heart of the Eden Valley, making it very easy to explore the northern Lake District, the Pennines, local villages and many of Cumbria's most popular attractions.


  • Guests can enjoy fishing, walking, cycling, wildlife watching, local pubs, gardens, historic sites and many other attractions throughout the Eden Valley. Basecamp North Lakes is also just a short drive away.

  • For direct bookings, if you notify us of a cancellation more than 24 hours in advance, we will provide a full refund of any money paid above the non-returnable deposit. Bookings for The Barley Mow and The Steading made through Airbnb are subject to Airbnb's own terms and conditions.

  • Yes. If you would like to bring more than one dog, please let us know before your stay. We are normally very happy to welcome more than one well-behaved dog.

  • No. Smoking is not permitted in any of the accommodation or indoor areas at Eden Valley Breaks

  • Yes. Eden Valley Breaks welcomes families, couples and groups looking to enjoy a relaxing countryside break in the Eden Valley.

  • Unfortunately, we do not currently offer fully accessible accommodation. Of all our accommodation, The Steading is the most accessible as it is arranged entirely on one level, although there is a small step at the front door. The shower also has a seat and handrails for additional support.
